Owners & Developers
Know what you’re dealing with before it costs you more.
A condition needs explaining, work is about to be covered, or a proposed repair raises questions. Marbach brings field observations, project records and open issues into a practical picture so owners and developers can decide what needs attention before more work proceeds.

Typical Situations
- An unexplained condition appears. Cracking, moisture or repeated damage creates uncertainty about what should be investigated before repair.
- Work is approaching concealment. You want defined workmanship concerns documented while the relevant areas remain accessible.
- The proposed repair is unclear. You need a technical review of the stated problem, available evidence and unanswered questions.
- Closeout still contains open items. Reported completion and visible field conditions need to be compared within an agreed review scope.
How Marbach Helps
- Define the decision. Start with the specific condition, project stage and owner concern so the review stays focused on a useful question.
- Connect records and conditions. Compare agreed plans, photos or repair information with observations from defined, accessible areas.
- Make concerns traceable. Organize locations, photographs and open items so owner–contractor discussions can refer to the same record.
- Prioritize follow-up. Identify practical next steps, additional information needs and issues that warrant specialist assessment.
What You May Receive
You receive the documentation agreed for the decision at hand. This may include:
- A structured condition or quality findings summary for the reviewed areas.
- Annotated or location-referenced photographs showing the specific observations discussed.
- An open-item record separating observed conditions, reported information and unresolved questions.
- Practical recommendations for follow-up, further review or coordination with the project team.
Scope matters. This is a defined consulting scope, not an unlimited whole-building inspection, safety clearance or guarantee of defect-free work. Reviews do not promise a final cause determination. Design, permitting, code certification and other regulated services are not implied. Any additional locations, visits or investigation methods require an agreed scope.
